Mortgage and Equity Release

Buying a home will be one of the biggest financial decisions you will probably make and it is widely agreed that it can be one of the most stressful times of your life. Whether you are a first time buyer, re-mortgaging your home or considering a buy to let property, we can help guide you through the mortgage maze:-

  • How much can I afford to borrow?

  • Which type of mortgage would suit my needs best; fixed, tracker or variable rate?

  • Is my credit history good enough?

  • What insurances to protect my family do I need?

As whole of market mortgage brokers, who have been providing mortgage advice to our clients for over 20 years, we will act on your behalf to find the best deal to suit your individual circumstances. You may not be moving house, but have a mortgage that is coming to the end of a fixed rate period and need advice on what to do next. Again, we will use our expertise to source a suitable deal from the market.

Another dilemma is insurance. We can discuss all the relevant insurances with you to help protect your family should the unexpected happen:-

  • Life insurance

  • Critical illness cover

  • Long term sickness cover

  • Buildings & contents insurance

By conducting a thorough review of your circumstances, we will recommend the right policies for you based on your needs and budget.

Many people in retirement are finding that their income has not kept pace with the cost of living and they increasingly have to “watch the pennies”. Ideally, retirement should be a time to be able to enjoy yourself and do the things you’ve always wanted to do.

If you own your home and are over 55 years old, equity release may well be the perfect solution to this problem. It enables you to unlock some of the value within your house to provide you with a lump sum. an income or both. You can still live in your home, do not have to make repayments and can never owe more than the value of your house.  However equity release is not suitable for everyone and other areas, for example downsizing should be fully considered first.

This is a specialist area and with so many different types of equity release plans available, our qualified adviser would take you through the pros and cons, your attitude to risk and work with you to decide whether equity release is right for you.  As mortgage brokers, we can then research the whole of the market and select the right deal for your circumstances.

Equity Release will reduce the value of your estate and can affect your eligibility for means tested benefits.

Your home may be repossessed if you do not keep up repayments on your mortgage.

The Financial Conduct Authority do not regulate buy to let mortgages.
